Leipzig – The entry of a new long-term investor has enabled CGRE AG to lay the groundwork for the continued and completion of its Greenville construction project in Karlsruhe, ensuring financial stability and predictability as the landowner.
Following constructive discussions between the new investor and officials from the City of Karlsruhe, the project company, CG Areal C BA I GmbH & Co. KG, which is part of CGRE AG, has taken the next step towards implementation by commissioning Oettinger GmbH of Malsch to demolish the former Kliver Markt. Work is scheduled to begin the week after Easter Monday. The project is supported by Ökologische Leistungen Fußer, a firm specialising in species conservation and environmental planning led by landscape ecologist Dr Moritz Fußer, as well as UBG Umwelt & Baugrund GmbH & Co. KG.
Over the past few months, the city has carried out extensive preparatory work on the construction site, including site development and preliminary tasks. These are essential prerequisites for the start of construction work. At the same time, CGRE AG has reorganised the project structure. Previous delays were due to the economic crisis, which has hit the construction industry hard, necessitating financial and structural reorganisation within the company.
Planning applications for the individual plots can be submitted in the coming months, with the first planning permissions expected in 2026. Construction will then begin in phases, enabling the project to be implemented swiftly and continuously. Thanks to the investor’s involvement, the necessary funds are now in place to start implementation as soon as planning permission is granted. The financing is structured in such a way that the individual construction phases can be carried out reliably.
The Greenville development is located in the Nordstadt district of Karlsruhe, on land formerly occupied by the US Army, also known as Area C. As part of a comprehensive regeneration programme, a new neighbourhood comprising approximately 1,400–1,600 homes is being constructed in phases on this site. Greenville will be part of this neighbourhood, which will be modern and sustainable with around 700 flats, a nursery and additional local amenities. It will therefore make a significant contribution to the development of the city of Karlsruhe.
